Edgware Town saw off Chalfont St Peter 2-1 at the White Lion on Tuesday night to lift the Spartan South Midlands Premier Division title with two games to spare.
Top scorer Richard Morton converted a first-minute penalty after Stuart Blackburne was brought down, before Alan Hedley levelled for Chalfont just after the break.
But Gavin Hart struck the winner on 55 minutes.
The Wares are now ten points clear and cannot be caught, even though their rivals have three games left.
It has been a superb season for joint managers Steve Newing and Del Deanus. The Wares have only lost twice and scored an incredible 110 goals to date.
They now only need four points from their final two games to clock up a century of points.
The champions host Leverstock Green in their final home game of the campaign this Saturday.
